Air conditioning units produce water during their operation. When warm air is passed over cold evaporator coils, moisture turns into water droplets. The AC has a drain pipe that channels the water to the floor. Often, the furnace and the AC are located nearby. Issues with the drainage will result in water leakage around the furnace. But what are these issues?
1. Blocked Condensate Drain
The condensate drain carries out the water produced during the condensation process. Over time, dirt and debris can accumulate in it. Algae, moss and mildew may also grow in this channel, forming a blockage. Water will back up and leak from the furnace.
2. Cracked Condensate Line
After some time, the material of the condensate drain may deteriorate. This is due to moisture or temperature changes. It is also susceptible to physical damage during routine maintenance. Water will seep through the cracks if the condensate line is cracked or damaged.
3. Frozen Evaporator Coil
Evaporator coils absorb heat from the indoor air. Reduced airflow to these coils can cause them to become excessively cold and freeze. Inadequate refrigerant levels may also cause the freezing. Frozen coils will not correctly drain excess moisture, leading to water leakage.
4. Incorrectly Installed Drain Pipe
The drain pipe should have a downward slope for proper drainage. If the slope is insufficient, water may pool in the line, leading to overflow and leakage. Sections of the pipe may also be loosely connected, allowing water to seep through the gaps.
5. Clogged condensate pan
A condensate pan collects water produced during the condensation process. It may become clogged with dirt, leading to clogs. This pan’s dark and moist conditions create favorable algae and mold growth conditions. The pan is also susceptible to rust and corrosion. Rust particles will block the drainage system.
